Spring is here, and it’s the perfect time to give your rental properties a little TLC. With the warmer weather and longer days, it’s a perfect time to take care of a few essential maintenance tasks that may help you avoid headaches (and costs) down the line.
1. Look @ Landscaping!
Review the property and see if any trees or bushes need removal, trimming or other attention. Remember for fire and pest control purposes, try to keep trees at least 5’ from the home. Check the property to see if there any areas where winter water has puddled against the house. Finally, turn on the sprinklers and see if there are any leaky or missing sprinklers or irrigation piping that may need some attention.
2. Consider an HVAC Tune-Up!
Spring means its almost air-conditioning season, so it’s a great time to make sure those HVAC systems are ready to go. A professional maintenance check can help ensure everything is running smoothly, filters are clean, and thermostats are set to keep things cool—and efficient. These tune-ups can help maintain and even extend the life of the AC unit while helping to avoid the crazy repair rush that always hits in the first few hot days of the year!
3. Check for Winter Wear and Tear!
Even in sunny southern California, winter can be tough on a property. Take a good look at roofs, gutters, walkways, and siding for any damage. A few minor repairs now can prevent bigger (and more expensive) issues later. Plus, a fresh coat of paint can when needed can both help avoid dry rot and really make a property shine! Finally, do a visual check of the roof. Are there cracked tiles or green moss growing? We are seeing insurance companies issue non-renewals where roofs have these items present.
